美国1月新屋销售年率月增2.2% 创5年半新高

美国商务部26日公布，1月份新屋销售年率月增2.2%、年增9.6%至46.8万户，不仅创5年半新高且优于路透社调查预估的40万户。除此之外，12月数据也自41.4万户上修至42.7万户。全美四大地区当月销售表现落差极大，最出色的南部月增22.7%，东北部月增3.1%，与此同时西部月减23.4%，中西部月减14.3%。12月底新屋库存为18.4万栋，与前月持平，周转天期为4.7个月低于前期的5.2个月。一般认为，周转天期需达6个月才能维持市场供需平衡。新屋成交价中间值自前月的26.59万美元降至26.01万美元，但高于去年同期的25.15万美元。
新屋销售对美国整体房市占比为8%，据美国国家建筑开发业协会(NAHB)估计，每栋新屋平均创造3个新就业机会与9万美元的新税收。
