美国12月新屋开工明显增加，金价出现下挫

1月17日晚，美国公布了12月房市数据，数据整体表现良好，其中新屋开工大幅超出市场预期，营建许可稍微不及预期，在数据公布后，金价出现小幅度下挫。
具体数据显示，美国12月新屋开工年化月率实际公布16.90%，预期1.1%，前值3.2%；美国12月新屋开工年化总数实际公布160.80万户，预期138万户，前值136.5万户。
美国12月营建许可月率实际公布-3.90%，预期-1.5%，前值1.4%；美国12月营建许可总数实际公布141.60万户，预期146万户，前值148.2万户。
美国12月新屋开工总数涨至13年高位，新屋开工年化月率达16.9%，创2006年12月以来的最高水平，同时创下2016年10月以来的最大月度增幅。
整体活动有所增加，暗示楼市在抵押贷款利率较低的情况下已回到复苏轨道，可能有助于支撑有纪录以来最长的经济扩张。接受调查的建筑商表示，他们仍在努力解决未动工地面和劳动力短缺的问题，而买家则对库存不足感到沮丧，尤其是新屋库存。
分析人士认为，随着美联储在2019年三次下调联邦基金利率目标区间，借贷成本大幅下滑，助推抵押贷款利率下降。今年，由于美联储暗示至少年底才存在调整利率政策可能，利率或维持在目前相对较低水平。
其他数据也反映美国房地产市场出现反弹迹象，或提振经济持续扩张。此前全美住宅建筑商协会数据显示，美国1月房屋市场指数微跌至75，符预期，2019年12月指数为76。指数高于50，反映认为市况良好的建筑商人数，多于认为市况欠佳的人。2019年11月，由于消费者受到就业市场稳固的提振，美国房屋建筑支出连续5个月上升。
