全美不动产协会(NAR)20日公布2月份成屋销售年率符合预期,月减0.4%、年减7.1%至460万户,创2012年7月以来新低。NAR首席经济学家Lawrence Yun指出,严寒气候、房屋库存吃紧与银行严控不动产授信门坎等,均是导致成交量下滑的主因。当月待售成屋库存量月增6.4%、年增5.3%至200万户,换算周转天期为5.2个月,高于前期的4.9个月。一般认为周转天期需达6至6.5个月才能达成市场供需平衡。
当月全美成屋房价中位数报18.9万美元,较2013年同期上扬9.1%。屋主被迫大幅降价求售的比重自一年前的25%降至16%,但高于前期的15%。完全现金交易比重达35%,高于前期的33%与一年前的32%。能完全以现金直接交易的多指向口袋深的机构投资人,亦被认为是美国房价涨势过猛的元凶之一。首购族占28%,高于前期的26%但低2012年同期的30%,显示在价格攀高使得民众买房能力下滑。房屋抵押贷款业者Freddie Mac提供数据显示,2月份30年期传统固定型房贷利率均值为4.3%,低于前期的4.43%,但高于2013年同期的3.53%。
