美国新屋开工率连续三个月下滑,所幸营建许可反弹,为陷入低迷的房市带来一丝希望。
美国商务部18日数据显示,2月新屋开工年率月减0.2%至90.7万栋,意味酷寒天候拖累之外,房市活动出现根本性疲软。据路透社调查,经济学家原预估2月新屋开工将增至91万栋。若与去年同期相比,2月新屋开工也年减6.4%。
2月独户住宅新屋开工月增0.3%至58.3万栋;集合住宅(5户或更多)月减2.5%至31.2万栋。1月新屋开工年率则自原本的骤减16%,上修至月减11.2%。
数据显示,全美4大地区中有2区下滑,东北部骤减37.5%,创2年多来最大跌幅,当地新屋开工也跌至2012年11月以来新低,显示急冻天候影响房市活动。未受寒冬侵袭的西部地区也下跌5.5%,不过南部和中西部则分别攀升7.3%、34.5%。
路透社报导,新屋开工自去年夏天开始渐失动能,当时房贷利率走升,拉低销售。如今房贷利率略降、气候回暖,但是高价和供给短缺仍吓跑潜在买主,或许仍要一段时间恢复成长力道。
象征未来需求的营建许可,2月份则月增7.7%至101.8万栋,其中,独户住宅营建许可滑落1.8%,集合住宅则爆增27.6%。
