美国1月新屋销售较前月上升3.7% 但销售总数仍逊于预期

美国1月新屋销售较前月实现增长,但销售总数依然逊于预期,但由于房价去年12月依然表现强劲,市场预期美国楼市将维持坚挺。

美国商务部(DOC)周五(2月24日)报告显示,美国1月新屋销售较前月上升3.7%至55.5万户,弱于预期的57万户。

该数据由美国商务部公布,新屋销售数据在销售类中占据着重要地位,它直接反映出房地产市场的景气状况。美国新屋销售仅包括新的独栋房屋的销售,多单元房屋的销售数据不包含在该数据计算范畴。只有房屋和土地的交易均完成的新屋销售才能被计入,只有在建已售或为销售而建的新屋才能被计入数据。建造的被用于租赁、自住以及承包商在自有土地上建造的房屋均不计入该指数。如公布的数据好于预期将利好美元;反之则利空美元。

虽然1月单户销售量上涨低于预期,30年期固定房贷利率涨破4.0%,房价去年12月同比涨幅也达到6.2%,但预期美国楼市将维持坚挺,其中东北地区单户销售量飙升15.8%,为2008年一月一来最高,二手房屋销售量也创10年高位;每月新屋销售数据衍生自营建许可数据,环比往往波动较大,以此数据估计,消化全部库存需5.7个月。
