周三, 全美房地产经纪人协会(NAR)公布的数据显示,美国11月季调后成屋签约销售指数环比下跌0.9%,预期为上涨0.7%,前值为上涨0.2%。之前10月成屋签约销售环比连续上涨为0.2%。美国成屋签约销售数据四个月中已经连续第三次下降,表明美国房地产市场增速有所放缓,由于成屋销售合约代表着1到2个月后的销售,这几个月的下降暗示着美国房屋购买力将在2016年呈现更加疲软的态势。
具体数据显示:
美国11月成屋签约销售指数环比-0.9%,预期0.7%,前值由0.2%修正为0.4%。
美国11月成屋签约销售指数同比5.1%,预期4.0%,前值由2.1%修正为2.3%。
美国11月成屋签约销售较去年同期上升2.7%,涨幅为逾一年以来最小。在过去四个月里,11月成屋签约销售已经是第三个月环比下跌。
NAR首席经济学家Lawrence Yun表示,“尽管抵押贷款利率较低并且就业增长稳固,但房价在一些市场上涨过猛,经济失去动力,住房供应水平下降等因素混合在一起,成为近几个月以来房市发展的不利因素。”他补充道,“虽然房地产经纪人的反馈持续表明买家的兴趣不减,但对于很多潜在卖家而言,可以随时搬入,并在合理价格范围内的房源仍然很难得。”
Lawrence Yun指出,现有的房屋库存已经低于去年同期水平,而新房建设依然不足,住房很可能面临供应紧张,明年春季销售旺季开始后,房价快速上涨的情况将再次出现。“在抵押贷款利率可能上升的情况下,尤其是对于高价位市场的首次购房者来说,负担能力问题可能足以推动销售增长。”
分地区来看,11月东北部地区成屋签约销售环比下降3.0%,但较去年同期仍高出4.3%。11月中西部地区成屋销售环比上升1.0%,较去年同期上涨了4.1%。11月南部地区成屋签约销售环比上升1.3%,较去年同期上涨0.5%。11月西部地区成屋销售环比下降5.5%,但较去年同期仍高出4.5%。
