美国1月成屋销售创1年半新低,不过即使如此,房价涨势并未受到影响,由于现存房屋库存水平仍旧吃紧,致使当月房价持续走扬。全美不动产协会(NAR)21日公布数据显示,1月份成屋销售年率衰退5.1%至462万户,创2012年7月以来新低。NAR表示,天候与高房价均是成交量下滑的主因。据彭博社调查,79位经济学家原预期成屋销售将下滑至467万户。当月全美成屋房价中位数报18.89万美元,较2012年同期上扬10.7%。屋主大幅降价求售的比重自一年前的24%降至15%,但高于前期的14%。
待售成屋库存量增加2.2%至190万户,换算周转天期为4.9个月,稍高于前期的4.9个月。一般认为周转天期需达6至6.5个月才能达成市场供需平衡。完全现金交易比重达33%,高于前期的32%与一年前的28%。能完全以现金直接交易的多指向口袋深的机构投资人,是美国房价涨势过猛的元凶之一。首购族占26%,低于前期的27%与于2012年同期的30%,同时也创下2008年10月以来新低,显示在价格不断攀高的情况下,民众买房能力下滑。房屋抵押贷款业者Freddie Mac提供数据显示,1月份30年期传统固定型房贷利率均值为4.43%,低于前期的4.46%,但高于2013年同期的3.41%。
