美国2014年1月成屋销售创1年半新低

美国1月成屋销售创1年半新低，不过即使如此，房价涨势并未受到影响，由于现存房屋库存水平仍旧吃紧，致使当月房价持续走扬。全美不动产协会(NAR)21日公布数据显示，1月份成屋销售年率衰退5.1%至462万户，创2012年7月以来新低。NAR表示，天候与高房价均是成交量下滑的主因。据彭博社调查，79位经济学家原预期成屋销售将下滑至467万户。当月全美成屋房价中位数报18.89万美元，较2012年同期上扬10.7%。屋主大幅降价求售的比重自一年前的24%降至15%，但高于前期的14%。
待售成屋库存量增加2.2%至190万户，换算周转天期为4.9个月，稍高于前期的4.9个月。一般认为周转天期需达6至6.5个月才能达成市场供需平衡。完全现金交易比重达33%，高于前期的32%与一年前的28%。能完全以现金直接交易的多指向口袋深的机构投资人，是美国房价涨势过猛的元凶之一。首购族占26%，低于前期的27%与于2012年同期的30%，同时也创下2008年10月以来新低，显示在价格不断攀高的情况下，民众买房能力下滑。房屋抵押贷款业者Freddie Mac提供数据显示，1月份30年期传统固定型房贷利率均值为4.43%，低于前期的4.46%，但高于2013年同期的3.41%。
