美国房市显露疲态 新屋开工年率减

美国房市显露疲态，商务部最新数据显示，1月新屋开工年率锐减16%至88万栋，不仅创下去年9月以来新低，且减幅是近3年来之最。据路透社调查，经济学家原预估新屋开工下滑至95万栋。若与去年同期相比，1月新屋开工亦年减2%。另外，2013年12月数据自99.9万栋上修至105万栋。独户住宅新屋开工月减15.9%至57.3万栋，为2012年8月以来新低；集合住宅(5户或更多)月减12.8%至30万栋。
数据显示，全美4大地区中有3区呈现下滑，以中西部减幅最大，达67.7％，不过，西北部同期却飙升61.9%，由此看来，严寒并不能完全解释房市动能的突然失速，尤其是气温较往常高的西部地区也下滑17.4%。当期象征未来需求的营建许可也同步月减5.4%至93.7万栋，其中，独户住宅营建许可滑落1.3%，集合住宅下滑13%。彭博社报导，房地美(Freddie Mac)数据显示，截至2月13日止当周，30年期固定型房贷利率为4.28%，高于一年前的3.35%。
