王垣鑫：房价拖累成屋销售指数，黄金价格轻微反弹
昨日现货黄金自2396一线位置开盘，在回踩确认2390附近位置的支撑后震荡走高，尽管经过美盘的震荡过程后，目前有进一步反弹的迹象，但金价是否能成功站稳2410位置仍是未知数，目前价格在该位置附近进行交投。
美国6月成屋销售降幅超预期
美国6月成屋销售降幅超预期，因房价中位数再创新高，但供应增加和抵押贷款利率下降为未来几个月房地产活动反弹带来希望。全美不动产协会(NAR)周二公布的数据显示，成屋销售连续第四个月下降，加上疲软的房屋开工和建筑许可数据，表明房地产市场在第一季推动经济增长后，在第二季度出现萎缩。”创纪录的高房价和高抵押贷款利率拖累了6月成屋销售，”牛津经济研究院(Oxford Economics)的高级经济学家Nancy Vanden Houten说。”最近抵押贷款利率下降，我们预计随着美联储开始降息还会进一步下降，这将支持房屋销售在今年晚些时候温和反弹。”
6月成屋销售环比下降5.4%，经季节性调整后年率为389万套，为去年12月以来的最低水平。接受调查的经济学家之前预测，6月成屋销售下滑至400万套。成屋价格中位数比去年同期飙升4.1%，达到42.69万美元的历史新高。尽管房价连续两个月创下历史新高，但由于供应接近四年来的最高水平，房价上涨的步伐已经放缓。6月在美国住房销售中占很大比重的成屋销售同比下降 5.4%。6月房屋库存增加环比3.1%，达到132万套，是2020年10月以来的最高水平。供应同比猛增 23.4%。
尽管如此，入门级住宅仍然供不应求，新屋建设不足。政府上周报告称，6 月独户住宅新屋开工降至八个月新低，建筑许可也是触及一年最低。经济学家估计，住宅投资（包括住宅建设和销售）很可能给第二季度国内生产总值(GDP)造成拖累，而在第一季度，住宅投资给GDP贡献了逾半个百分点。政府定于本周四公布第二季度经济增长数据。预计第二季度GDP环比增长年率约为 2%。第一季度为增长1.4%。
现货黄金自七月中旬上行至2484一线位置承压后，基本维持震荡回调走势，最低一度虚破2400整数关口，尽管目前价格有所反弹，但MACD指标双线仍在死叉运行过程当中，暗示后市仍有进一步调整的可能，而且目前MA5均线仍在向下运行，并不具备支撑效果，近期可以继续留意2400整数关口的防守情况
