受天气影响 美国2013年12月新屋销售年率大幅下滑

美国商务部公布，12月份新屋销售年率报41.4万栋，不仅较前月大幅下滑7%，且远低于经济学家预估的45.7万栋。若与去年同期相比，新屋销售年率仍成长4.5%。
美国四大地区当月销售表现明显受到天气影响，最冷的东北部剧减36.4%、西部月减8.8%、南部月减7.3%，而中西部则是月增17.6%。
12月底新屋库存为17.1万栋，低于前月的17.6万栋，周转天期为5个月。一般认为，周转天期需达6个月才能维持市场供需平衡。
受库存吃紧影响，新屋成交价持续走扬，中间值自前月的26.85万美元攀升至27.02万美元，高于去年同期的25.8万美元。
新屋销售对美国整体房市占比为8%，据美国国家建筑开发业协会(NAHB)估计，每栋新屋平均创造3个新就业机会与9万美元的新税收。
