美国11月新屋销售连续3个月下滑 今年表现最差

受房贷利率节节高升影响,美国成屋销售连续3个月走跌。全美不动产协会(NAR)数据显示,11月份成屋销售年率萎缩4.3%至490万户,不仅远不及彭博社调查预估502万户,且是今年最差表现。

若与去年同期相比,成屋销售亦下滑1.2%。NAR首席经济学家Lawrence Yun指出,房市目前遭遇三大逆风夹击,除了利率因素外,还有成屋库存吃紧以及授信市场转严等,这使得房市在交易量萎缩的情况下,价格持续走扬。11月全美成屋房价中位数报19.63万美元,较2012年同期上扬9.4%。

屋主大幅降价求售的销售比重与10月份的14%持平,但低于一年前的22%。完全现金交易比重达32%,高于前期的31%与于一年前的30%。首购族占28%,与前期持平,但低于2012年11月的30%。

截至11月底止,待售成屋库存量下滑0.9%至209万户,换算周转天期为5.1个月,稍高于10月的4.9个月。

房屋抵押贷款业者Freddie Mac提供数据显示,11月份30年期传统固定型房贷利率均值为4.26%,高于10月的4.19%,以及2012年同期的3.35%。
