美国房价持续上扬 创7年新高

无谓房贷利率升高，美国今年房价持续上扬，显见房地产复苏势头锐不可挡。据S&P/Case-Shiller调查，9月份美国20大都会房价综合指数年增13.3%，增幅不仅胜过前月12.8%，且是2006年2月以来之最。
彭博社报导指出，在存屋供给有限的状况下，美国房地产已属卖方市场，而透过房地产增值所产生的财富效果除将带动民间消费、增强内需外，也将有助推升经济成长。
报告还显示，第三季美国整体房价较去年同期成长了11.2%，亦是2006年第一季以来最强增涨力道，当时房价涨幅为9.9%。
在20大城市中，涨幅最大的为拉斯韦加斯(Las Vegas)，年增率达29.1%，其次是旧金山的25.7%。另外，纽约市涨4.3%，是当月涨幅最小的城市。
