美国10月份二手楼交易意外下滑,全美不动产协会(NAR)数据显示,已签约待过户成屋销售指数(PHSI)较前月滑落0.6百分点(2001年基期=100),已连续第5个月衰退。市场利率走高,买家借贷成长上升被认为是导致房市复苏受挫的元凶。据彭博社调查,分析师原预估二手楼交易将回升1个百分点,调查区间介于负2.5%至3.5%之间。由于从签约到正式交屋通常有1至2个月的时间差,签约待过户成屋销售指数常被视为美国房市动能的领先指标。若与去年同期相比,签约待过户成屋销售指数年减1.6%,是自2012年12月以来最差表现。
美国四大地区当月表现好坏互见,东北部PHSI月增2.8%、中西部月增1.2%、南部月减0.8%,西部月减4.1%。
