美國12月新屋開工明顯增加，金價出現下挫

1月17日晚，美國公佈了12月房市資料，資料整體表現良好，其中新屋開工大幅超出市場預期，營建許可稍微不及預期，在資料公佈後，金價出現小幅度下挫。
具體資料顯示，美國12月新屋開工年化月率實際公佈16.90%，預期1.1%，前值3.2%；美國12月新屋開工年化總數實際公佈160.80萬戶，預期138萬戶，前值136.5萬戶。
美國12月營建許可月率實際公佈-3.90%，預期-1.5%，前值1.4%；美國12月營建許可總數實際公佈141.60萬戶，預期146萬戶，前值148.2萬戶。
美國12月新屋開工總數漲至13年高位，新屋開工年化月率達16.9%，創2006年12月以來的最高水準，同時創下2016年10月以來的最大月度增幅。
整體活動有所增加，暗示樓市在抵押貸款利率較低的情況下已回到復蘇軌道，可能有助於支撐有紀錄以來最長的經濟擴張。接受調查的建築商表示，他們仍在努力解決未動工地面和勞動力短缺的問題，而買家則對庫存不足感到沮喪，尤其是新屋庫存。
分析人士認為，隨著美聯儲在2019年三次下調聯邦基金利率目標區間，借貸成本大幅下滑，助推抵押貸款利率下降。今年，由於美聯儲暗示至少年底才存在調整利率政策可能，利率或維持在目前相對較低水準。
其他資料也反映美國房地產市場出現反彈跡象，或提振經濟持續擴張。此前全美住宅建築商協會資料顯示，美國1月房屋市場指數微跌至75，符預期，2019年12月指數為76。指數高於50，反映認為市況良好的建築商人數，多於認為市況欠佳的人。2019年11月，由於消費者受到就業市場穩固的提振，美國房屋建築支出連續5個月上升。
