美国房市数据表现疲软，金价维持升势

10月17日，美国公布了9月房市数据，该数据表现较为疲弱，而且其中的新屋开工数据不及市场预期，营建许可录得负值。在房市数据公布后，美国方面还公布了初请失业金数据低于预期，众多数据普遍不及预期。
具体数据显示，美国9月新屋开工年化月率实际公布-9.40%，预期-3.2%，前值12.3；美国9月新屋开工年化总数实际公布125.60万户，预期132.0万户，前值136.4万户。
美国9月营建许可月率实际公布-2.70%，预期-5.3%，前值8.2%；美国9月营建许可总数实际公布138.70万户，预期135.0万户，前值142.5万户。
美国9月新屋开工数据：美国房屋建筑数据从9月的12年来高位已经回落，但单屋住房建升连升四个月，这表明房地产市场仍受到抵押贷款率降低的利好影响，虽然近期经济增速正在放缓。
分析指出，今年纽约、迈阿密和西雅图等一些较大房地产市场的房价均在不同程度和周期上出现了下跌，由于不少潜在买家因多种原因被排除在这些市场之外，使得房市变得低迷。分析警告称，如果明年美国经济陷入衰退，那么美国房价在不久的将来会出现下跌，甚至可能会出现崩盘。此外，美国房地产市场对外资的吸引力正变得越来越弱。
有分析指出，在全球经济增速疲软的大背景下，美国住宅房地产市场持续低迷，价格涨幅和交易数量都大幅放缓，新建房屋增速也十分疲软。对于海外投资者而言，最重要的还是“确定性”，所有的“不确定因素”都会成为阻碍他们投资的动力。
此外，其他美国数据显示，美国截至10月12日当周初请失业金人数21.40万人；预期21.5万人，前值21万人。
美国10月费城联储制造业指数实际公布5.6，预期7.6，前值12。
据最近进行的一项经济调查显示，65.3%的私营部门预测人士表示，美国制造业正在衰退，即至少连续两个季度出现萎缩。
预测人士对2019年下半年经济增长的预测也有所下降，他们预期美国经济产出在第三季度和第四季度平均增长1.82%和1.77%，低于9月调查时预测的增长1.92%和1.81%。受访者在对经济前景的评论中大多提及不确定的贸易前景、疲弱的全球增长和美国的政治局势。
