营建许可月率升势喜人
美国商务部周三(10月19日)公布的数据显示，美国9月新屋开工总数年化降至104.7万户，创一年半最低水平，因多户型新屋开工建筑活动急剧下降，不过单户型新屋开工数量飙升，暗示美国房屋市场依旧强劲。
具体数据显示，美国9月新屋开工总数年化降至104.7万户，创一年半最低水平，低于预期值117.5万户，前值由114.2万户修正为115.0万户；9月新屋开工年化月率下降9.0%，预期上升2.9%，前值从下降5.8%修正为下降5.6%。
三季度新屋开工均值远低于二季度，这表明在第二季度拖累美国经济产出后，住宅建设部门将依旧拖累美国第三季度的GDP。
分项数据显示，美国9月单户型新屋开工月率跃升8.1%，至78.3万户，创今年2月以来最高水平；全美国9月多户型新屋开工月率下滑38.0%至26.4万户。不过由于房租价格增速创10年最高水平，该下降趋势可能是暂时的。
分析指出，未来数月，总体房屋建造活动可能反弹，因9月营建许可月率上升。
日内公布的另一组数据显示，美国9月营建许可总数为122.5万户，高于预期值116.5万户，前值从113.9万户修正为115.2万户；9月营建许可月率上升6.3%，升幅高于预期1.1%，前值从下降0.4%修正为上升0.7%。
分项数据显示，9月多户型住房的营建许可率上升了16.8%；单户型住房的营建许可率上升了0.4%。
