营建许可月率升势喜人
美国商务部周三(10月19日)公布的数据显示,美国9月新屋开工总数年化降至104.7万户,创一年半最低水平,因多户型新屋开工建筑活动急剧下降,不过单户型新屋开工数量飙升,暗示美国房屋市场依旧强劲。
具体数据显示,美国9月新屋开工总数年化降至104.7万户,创一年半最低水平,低于预期值117.5万户,前值由114.2万户修正为115.0万户;9月新屋开工年化月率下降9.0%,预期上升2.9%,前值从下降5.8%修正为下降5.6%。
三季度新屋开工均值远低于二季度,这表明在第二季度拖累美国经济产出后,住宅建设部门将依旧拖累美国第三季度的GDP。
分项数据显示,美国9月单户型新屋开工月率跃升8.1%,至78.3万户,创今年2月以来最高水平;全美国9月多户型新屋开工月率下滑38.0%至26.4万户。不过由于房租价格增速创10年最高水平,该下降趋势可能是暂时的。
分析指出,未来数月,总体房屋建造活动可能反弹,因9月营建许可月率上升。
日内公布的另一组数据显示,美国9月营建许可总数为122.5万户,高于预期值116.5万户,前值从113.9万户修正为115.2万户;9月营建许可月率上升6.3%,升幅高于预期1.1%,前值从下降0.4%修正为上升0.7%。
分项数据显示,9月多户型住房的营建许可率上升了16.8%;单户型住房的营建许可率上升了0.4%。
