NAR成屋签约销售数据继续攀升

美国季调后成屋签约销售指数继2月创下4年来最大涨幅之后，3月又继续攀升，显示房地产行业正在进一步复苏。
美国全国房地产经纪人协会(National Association of Realtors，简称NAR)周三(4月29日)公布的数据显示，3月美国成屋签约销售指数继2月上升3.1%之后再次上升1.1%。南部以及西部地区的成屋需求正在逐步增加
良好的劳动力市场以及低廉的贷款利率正使美国人更倾向于购买房地产。进一步增长则需要更多的信用额度以及工资增长的支撑。而价格的持续升高则会引诱更多的潜在卖家进入房地产市场。
德银证券驻纽约的首席经济学家Joseph LaVorgna表示，“目前房地产市场的趋势仍然是在上升，只不过走势不平缓而且进展较慢。情况正在好转，只是循环周期被拉长了。”
周三公布的另一项美国数据则相当不理想，美国第一季度实际GDP初值显示，美国经济在第一季度基本没有增长。一季度实际GDP增长0.2%，前值2.2%，预期值为1.0%。
美国3月成屋签约销售指数年率增长13.4%，前值12.0%，预期5.1%，这是自2012年10月最高增长水平。
NAR首席经济学家Lawrence Yun表示，“签约活动较去年同期增加绝对是一个好消息。而传统买家人数增加，取代了支付现金的投资者成为市场的主力则更让我们高兴。这显示今年的上升趋势主要是受长期买家所推动的。”
3月季调后的成屋签约销售指数为108.6，前值106.9，该数据以2001年的水平为标准值100。NAR方面表示，如果读数超过100，那么就说明市场比“历史上健康时期”还要好。
3月的良好势头主要是受南部地区4%的上升所推动。而在西部地区，成屋签约销售上升了1.7%。中西部则下降了2.5%，东北部下降1.5%。
经济学家一般认为成屋签约销售指数属于先行指标，因为实际房屋交接一般是在合约签订后一到两个月才完成的。
NAR的数据显示，成屋平均在市场销售时间为52天，这是自去年7月以来最短的销售时间，同时房地产价格也有显著上涨。
美国建筑商们普遍对市场前景表示乐观。富国银行的房地产市场情绪指数在4月升至今年内最高水平。受低贷款利率以及更少的贷款审批条件的推动，房地产市场还有更多的上升空间。美国工资水平的增长加速将会使美国人更愿意购买房地产，尤其是在目前房市火热的情况下。目前标普房价指数较2014年2月上涨了5%，这是自去年8月以来最大的年率增长。
