11月份美国新屋开工率增长10.5%

周三，美国商务部今天公布报告称，美国11月新屋开工年化月率上升10.5%，增幅高于市场预期的6.6%，11月营建许可总数飙升至五个月高点，这份强劲的报告出炉正值美联储召开万众瞩目的议息会议，为加息再添筹码。
具体数据显示：美国11月新屋开工年化月率上升10.5%，升幅高于市场预期的6.6%，前值由下降11.0%修正为下降12.0%；
11月新屋开工总数年化升至117.3万户，高于预期113.0万户，前值由106.0万户修正为106.2万户。
11月营建许可月率上升11.0%，远好于预期值为下降1.0%，前值从上升4.1%修正为上升5.1%；
11月营建许可总数升至128.9万户，创6月来最高水平，且高于预期值115.0和前值116.1万户。
新屋营建许可大幅增长11%，至年率128.9万套，创下5个月以来的最高水平。由于新房营建许可预示着未来新屋开工活动的前景，因此这表明未来新屋营建市场将迎来一个健康的季节。
多户住宅单位的新屋开工率在11月份大幅增长18.1%，延续最近以来公寓建筑物营建表现强劲的趋势。与此同时，单户住宅单位的新屋开工率也强劲增长7.6%。与去年同期相比，多户住宅单位的新屋开工率增长21.4%，单户住宅单位则增长17.3%。
按地区划分，11月份美国东北部地区的新屋开工率下降8.5%，南部地区大幅增长21.3%，该地区是传统上新屋营建表现最为强劲的一个市场。
美国11月新屋开工总数年化连续第八个月高于100万户，连续时间创自2007年以来最长，表明美国房市在持续复苏。美国房市主要受年轻人离开父母独立成家所驱动，此外，劳动力市场走强也对房市形成支撑作用。
