美国2013年12月成屋销售年率低于预期

全美不动产协会(NAR)23日公布,2013年12月份成屋销售年率成长1%至487万户,为近4个月首见改善,但仍是低于彭博社调查预估的493万户。若与去年同期相比,成屋销售下滑0.6%。
总结2013年,已成交成屋达509万户,较2012年跳增9.1%,且是自2006年以来最佳表现。2006年房市正处于泡沫高峰,当时成屋销售达648万户。
受成屋库存吃紧影响,房价持续走扬,当月全美成屋房价中位数报19.71万美元,较2012年同期上扬11.5%,为自2005年以来最大涨幅。
屋主大幅降价求售的销售比重与11月的14%持平,但低于一年前的24%。完全现金交易比重达32%,高于一年前的29%。首购族占27%,低于前期的28%与于2012年同期的30%。
截至12月底止,待售成屋库存量剧减9.3%至186万户,换算周转天期为4.6个月,远低于前期的5.1个月。
房屋抵押贷款业者Freddie Mac提供数据显示,12月份30年期传统固定型房贷利率均值为4.46%,高于11月的4.26%,以及2012年同期的3.35%。
