美国2013年12月成屋销售年率低于预期

全美不动产协会(NAR)23日公布，2013年12月份成屋销售年率成长1%至487万户，为近4个月首见改善，但仍是低于彭博社调查预估的493万户。若与去年同期相比，成屋销售下滑0.6%。
总结2013年，已成交成屋达509万户，较2012年跳增9.1%，且是自2006年以来最佳表现。2006年房市正处于泡沫高峰，当时成屋销售达648万户。
受成屋库存吃紧影响，房价持续走扬，当月全美成屋房价中位数报19.71万美元，较2012年同期上扬11.5%，为自2005年以来最大涨幅。
屋主大幅降价求售的销售比重与11月的14%持平，但低于一年前的24%。完全现金交易比重达32%，高于一年前的29%。首购族占27%，低于前期的28%与于2012年同期的30%。
截至12月底止，待售成屋库存量剧减9.3%至186万户，换算周转天期为4.6个月，远低于前期的5.1个月。
房屋抵押贷款业者Freddie Mac提供数据显示，12月份30年期传统固定型房贷利率均值为4.46%，高于11月的4.26%，以及2012年同期的3.35%。
