美国11月新屋动工数量创6年新高

美国11月份破土动工新屋数量创近6年新高，完全粉碎市场预期。除此之外，当期象征未来需求的营建许可也接近5年新高，意味着房市多头气势将持续畅旺至2014年。
美国商务部18日公布，经季节性因素调整后，11月份新屋开工年率暴增22.7%至109.1万栋，不仅是2008年2月以来之最，且是自1990年1月以来单月最大增幅。据彭博社调查，经济学家原预估新屋开工年率为95.5万栋，预估区间介于86.8万至100.4万栋之间。
若与去年同期相比，11月新屋开工年增率达29.6%。独户住宅新屋开工月增20.8%至72.7万栋；集合住宅(5户或更多)月增26%至35.4万栋。
受10月联邦政府关门影响，9月、10月新屋开工数据延至当日一起公布，其中9月月减1.1%，而10月月增1.8%。
11月营建许可年率虽然月减3.1%至101万栋，但还是优于经济学家预估的99万栋。10月份营建许可年率达104万栋，为2008年6月以来新高。
据历史统计数据，住宅营建产值平均约占美国GDP的2.3%，每栋新屋开工约可创造2.5个工作机会。
