美国9月成屋销售年率不如预期 较前月下滑

全美不动产协会(NAR)公布9月份成屋销售年率不如预期，不仅较前月下修值539万户下滑1.9%至529万户，且稍低于彭博社调查预估的530万户。
除了房贷利率走扬外，节节高升的房价也令不少有意购屋的民众却步。NAR统计显示，9月全美成屋房价中位数报19.92万美元，较2012年同期上扬11.7%，为连续第10个月年增率达两位数。
美国成屋销售占整体房市的成交比重达85-90%，与家具、家电等耐久财销售具有高度关联性。屋主大幅降价求售的销售比重虽然较8月份的12%上升至14%，但低于一年前的24%。完全现金交易比重达33%，高前期的32%，以及一年前的28%。首购族占28%，与前期持平，但低于2012年9月的32%。
截至9月底止，待售成屋库存量为221万户，与前期持平；换算周转天期为8个月，高于8月的4.9个月。房屋抵押贷款业者Freddie Mac提供数据显示，9月份30年期传统固定型房贷利率均值为4.49%，高于8月的4.46%，以及2012年9月的3.47%。
