美国2月大城市房价增速仍为通胀两倍
标准普尔(Standard & Poor’s)公司周二(4月26日)公布的数据显示，美国2月S&P/CS20个大城市房价指数年率增长5.38%，低于1月同比升幅5.7%，且略低于经济学家预估的上升5.5%。
报告还显示，2月美国独栋房屋价格同比上涨速度弱于预期。
此外，美国2月S&P/CS20个大都会地区房价指数经季节性调整后较前月上升0.66%，略低于预估的上升0.8%。2月未经季节性调整房价较1月上升0.2%。
报告称，丹佛、西雅图和俄勒冈州的波特兰三个城市的房价按年涨幅最大。
标普道琼斯指数公司指数委员会主席、董事总经理David Blitzer称，“房价继续以两倍于通胀率的速度上涨，但近几个月升速放缓。”
他补充道，房屋主人正寻求出售他们的房屋，以购买更大的房子，或在更理想的地段购买住房；此外新的独栋家庭住房的建筑和销售速度仍未完全从衰退中复苏。
华尔街日报点评美国2月S&P/CS房价数据称，虽然此次数据大体不及预期，但整体房价仍以相对快速的步伐增长，表明楼市正在温和复苏，需求处于稳定状态；其中房价涨幅最大的是西海岸地区，波特兰领涨，其次是西雅图和丹佛；这些对于库存紧张的楼市来说都是好消息。
