房市資料不好不壞，金價回檔

8月16日，美國公佈了7月房地產市場資料，資料好壞參半，現貨黃金出現小幅度的回檔。雖然新屋開工資料不及市場預期，但營建許可資料則超出了市場預期。市場分析金價回檔傾向於技術調整，金價仍有上漲空間。
美國7月營建許可月率實際公佈8.40%，預期3.1%，前值-5.2%；美國7月營建許可總數實際公佈133.60萬戶，預期127.0萬戶，前值123.2萬戶。
資料還顯示，美國7月新屋開工年化月率實際公佈-4%，預期0.2%，前值-0.9%；美國7月新屋開工年化總數實際公佈119.10萬戶，預期125.6萬戶，前值125.3萬戶。
對於本次房市資料，有分析指出，美國7月新屋開工總數連續3月錄得下滑，但營建許可總數錄得7月新高則給房屋市場帶來希望。商務部稱新屋開工可能受到了颶風巴里的影響。因勞動力和土地的短缺，即使房貸利率走低，也未使房地產市場過多受益。這也使得房地產市場仍面臨庫存緊缺和銷售增速遲緩的問題。
海外資金對美國樓市的興趣明顯下滑，不少沿海城市的房價下跌，新建的公寓長時間空置。紐約、邁阿密及不少加州城市的高端房產市場也在不同程度上受到波及。美國媒體認為，近期美國總統特朗普的反移民言辭以及強勢美元使得美國對海外投資者不再友好。
分析師指出，自2016年以來美國對外國人的歡迎程度減少了許多，這是不容忽視的因素。一個富裕的印度家庭如果認為自己有可能被拒絕入境，那麼他們就沒有多少理由在紐約買房。外資投資大幅下降可能是由多種因素造成的，但現任政府在移民和貿易方面的相關政策所造成的影響不容忽視。
美聯儲7月底宣佈降息，抵押貸款利率持續下降，不少美國建築商對未來前景感到樂觀，但就目前來說，美國房地產市場仍在不景氣中苦苦掙扎。
分析指出，較低的抵押貸款利率並不能刺激住房建築行業增加建房，技術工人短缺、材料成本高企、可建房土地匱乏，都會持續阻礙產出。分析認為，雖然降息利好樓市，但隨之而來的經濟衰退危機會削弱投資增長，因此實際效果料將相當有限。
